About Kingwood

Kingwood is a master-planned community on the northeast edge of Houston that began in 1971 as a joint venture of Friendswood Development and King Ranch. It became part of the City of Houston in 1996, and it still feels like its own town. Homes sit under tall pines and hardwoods, neighborhoods are organized into villages, and a network of greenbelt trails connects many of them to parks, pools and schools. Residents call it the Livable Forest, a name you will see on the entry monuments.

Each village has its own personality. Older villages near Kingwood Drive such as Forest Cove, Trailwood and Woodland Hills offer established homes on larger, tree-filled lots. Kings Point, Hunters Ridge and Sand Creek are close to the lake and the river. Newer sections such as Barrington, Kings Lake Estates, Royal Brook and Kingwood Greens bring more recent construction, and estate homes appear in gated pockets and along the golf courses. The result is a market where you can find a first home, a move-up home or a lakefront estate within a few miles.

Quick Facts

Most of Kingwood is zoned to Humble ISD, including Kingwood High School and Kingwood Park High School, and Lone Star College-Kingwood sits in the community. Shopping and dining cluster along Kingwood Drive, Northpark Drive and the Kingwood Town Center area, and U.S. 59 / I-69 gives a direct route to downtown and Bush Intercontinental Airport.

Because Kingwood sits along the river and lake, flood history varies street by street. We review the seller’s disclosure, flood zone and elevation information on every home before you write an offer, and we recommend pricing flood insurance early.
