About Royal Brook
Living in Royal Brook
Royal Brook is the newest village in Kingwood, and it gives buyers something the rest of the Livable Forest rarely can: a brand new or nearly new home inside Kingwood. Friendswood Development, the company that started Kingwood with King Ranch in 1971 and has been a division of Lennar since 2000, opened Royal Brook on October 8, 2016, as the first new section of Kingwood to offer homes for sale in years. Plans called for roughly 1,100 homes. For families who love Kingwood’s trees and trails but want a home nobody else has lived in, Royal Brook fills a gap that had been open for a long time. It also brings Kingwood’s planning tradition, with amenities, open space and trail connections laid out before the homes went up.
The village lies on the north side of Kingwood, and Hueni Road divides it into west and east halves. Part of Royal Brook is in Harris County and part is in Montgomery County, and many addresses use ZIP code 77365. HAR data shows average build years in the early 2020s, with average home sizes ranging from about 2,100 square feet in one section to about 2,700 in another, so there are options for first time buyers, growing families and right sizers. The north side location keeps you close to Northpark Drive and US 59 for commuting, and the rest of Kingwood, including Kingwood Town Center, Kings Harbor and the Lake Houston parks, is a short drive south and east. Because building continued in phases, you may find a resale home on one street and a builder’s newer plan a few blocks away, which gives you more ways to compare value.
Royal Brook was planned with its amenities up front. There is a recreation center with a clubhouse, a Junior Olympic size competition pool, playgrounds, and nature preserves and greenbelts of dedicated open space. About five miles of trails run through the village and connect into the larger Kingwood trail system, which totals more than 75 miles. The patio home section has its own 6.5 acre park with a half mile looped greenbelt trail, wooded areas, open fields, benches and a half acre pond. Kingwood’s broader park system adds more than 500 acres of private parks and nature reserves, so Royal Brook residents have plenty of places to explore beyond their own village.
Schools are one of the details we check most closely here. According to Friendswood Development, homes west of Hueni Road and east of Hueni Road are both in Humble ISD, but they feed different campuses, while the patio home section is in New Caney ISD. Because the village spans two counties, tax rates and taxing entities also vary by section. We confirm the school assignments and pull the tax details for every address before you make an offer. With ponds and drainage features in the village, as with every home we represent near water, we review the flood zone and the seller’s disclosures with you before you make an offer. We also look at drainage easements and the layout of retention areas when we tour, simply so you know how the land around a home is designed to work.
Newer homes come with their own checklist. We look at builder warranties, any remaining builder inventory, HOA dues and what they cover, and how a resale compares with a new build down the street. For some buyers a lightly lived in resale is the better value, and for others a new build with their own selections is worth the wait. We will lay out both sides honestly. We also compare HOA rules between sections, because patio homes and single family streets can carry different requirements, and we read the deed restrictions with you before you sign. If you are relocating from outside Houston, we can tour homes by video, send you street level notes and help you line up inspections remotely. And if you already own a home elsewhere in Kingwood or Houston, we will plan the sale of that home alongside your purchase so the timing works for your family.
Many Royal Brook owners bought during the first wave of sales and are now ready for more space or a different section.
