About Tavola

Living in Tavola

Tavola is a master-planned community in New Caney developed by Friendswood Development Company, the same developer behind Kingwood. It sits east of Highway 59 and I-69 with its main entrance off Roman Forest Boulevard, and the Union Pacific rail line marks its western edge. The Grand Parkway is a few miles to the south, which makes Tavola a practical choice for commuters headed toward Kingwood, The Woodlands, Bush Intercontinental Airport or downtown Houston. Shopping along the Highway 59 corridor and Valley Ranch Town Center to the south covers most errands, and Kingwood’s medical centers are a short drive away. For buyers coming from inside the Beltway, Tavola often surprises people with how quickly it connects to the rest of north Houston.

Development began in the mid-2010s, and the community is described as holding more than 1,800 single-family homes along with roughly 100 townhomes, built in phased villages. Lennar, M/I Homes and Westin Homes have all built here, so buyers can compare floor plans, finishes and lot sizes across several builders without leaving the community. Resale homes come up regularly too, which gives buyers a chance to move into a home with a fenced yard, window coverings and landscaping already in place, often on a faster timeline than a new build. Townhomes add another option for buyers who want a lock-and-leave lifestyle while still enjoying the amenities.

What sets Tavola apart is how much of the original landscape was kept. More than 130 acres of existing forest were preserved within the community, and a wooded greenbelt trail system ties the villages together. There are several lakes, with catch-and-release fishing, plus pocket parks and playgrounds scattered through the neighborhoods. The recreation center is the social hub, with a resort-style pool and waterslide, a playground and a fitness center, and it is where neighbors tend to meet on summer weekends. A homeowners association managed by FirstService Residential maintains the pool, parks, trails and greenbelt landscaping and enforces the deed restrictions that keep the community consistent over time. Families tend to use the trails every day, whether that is a morning run, a walk to the playground or a bike ride to the rec center, and the preserved woods keep the neighborhoods shady and green. The lakes add a calm backdrop to evening walks, and the pocket parks give younger kids a place to play close to home.

Tavola is in New Caney ISD. Tavola Elementary is located inside the community, and students typically continue to Keefer Crossing Middle School and New Caney High School. New Caney ISD has added campuses as east Montgomery County has grown, so zones can change, and we confirm schools for every address before you commit. The surrounding New Caney area also has plenty of history: settlers arrived in the 1860s, the railroad made Caney Station a livestock shipping point in the 1870s, and the post office adopted the New Caney name in 1882. The R. B. Tullis Branch Library on Highway 59 is a short drive from the community. Many buyers in Tavola are choosing between this community and others nearby such as Valley Ranch, Oakhurst or Woodridge Forest, and we are happy to compare them side by side on amenities, schools, commute and home styles.

Buying in a master-planned community means looking beyond the house itself. We help buyers review HOA documents, amenity access, utility district and tax information, and the builder warranty that may still cover a newer resale home. If you are buying new, we can represent you with the builder, compare incentives across Lennar, M/I Homes and Westin plans, and recommend independent inspections during construction. Because Tavola has lakes and preserved woodland, we also review flood zone maps, elevation details where available and seller disclosures for every home we show, just as we do across the Lake Houston area. It is part of buying with confidence, not a reason for worry. We also look at lot position, such as homes backing to the greenbelt or a lake versus homes on interior streets, since that affects privacy, views and resale. For buyers who already own a home, we can map out whether to sell first, buy first or line up both closings together.

Many Tavola owners bought new and are now ready for more space, a single story plan or a move closer to family. If that sounds like you, it pays to know what your Tavola home is worth before you start touring. Resale homes here compete directly with builder inventory and incentives, so pricing, presentation and timing all matter, and we build a plan that accounts for each one. If you are buying and selling at the same time, we can help you line up both sides so your family moves once, on a schedule that works. Our approach starts with a conversation about your goals, then a pricing review that looks at recent Tavola sales, active listings and builder pricing for similar plans. From there we prepare the home, photograph it well and market it to the buyers most likely to love it.
