About Elm Grove Village

Living in Elm Grove Village

Elm Grove Village sits on the north side of Kingwood near the intersection of West Lake Houston Parkway and Northpark Drive. It is one of the larger villages, with about 1,418 single family homes, and it was built out by 1982. HAR data shows an average home size a little under 1,900 square feet, so Elm Grove is often where first time buyers and right sizers find a Kingwood address with a yard, mature trees and trail access. The trees planted when the village was new now shade much of the neighborhood.

Because Kingwood was planned from the start, which Friendswood Development and King Ranch began in 1971, Elm Grove shares the same building blocks as the rest of the Livable Forest: greenbelt paths that link into more than 75 miles of trails, a neighborhood pool and parks, and quick drives to grocery stores along Northpark Drive and West Lake Houston Parkway. Northpark Drive also gives you a direct route to US 59. Kingwood Park High School and Kingwood Middle School serve this part of Kingwood, and Kingwood Town Center is a short drive south along Kingwood Drive. Elm Grove’s location on the north side also puts Kingwood Park High School and the shopping along Northpark Drive close to home, which many families appreciate.

Elm Grove is zoned to Humble ISD. Community Impact lists Elm Grove Elementary, Kingwood Middle School and Kingwood Park High School for the village, and we confirm the current assignment for each address. Some streets back to wooded drainage areas and creeks on the north edge of Kingwood. After the 2019 storms, Harris County and the City of Houston acquired the neighboring Woodridge Village tract for a flood mitigation project. As with every home we represent near water, we review the flood zone and the seller’s disclosures with you before you make an offer. Elevation, lot position and any past claims all matter, and we gather what is available so you can decide with clear eyes.

Elm Grove’s homes are mostly late 1970s and early 1980s construction, so updates vary a lot from one house to the next. We compare kitchens, roofs, windows and HVAC age street by street so you know which listings are truly move in ready. The live Elm Grove listings below refresh automatically. If a home has been remodeled, we ask for permits and receipts, and if it has not, we help you estimate what updates might cost so you can compare the total investment.

Investors also watch Elm Grove because its size and price point attract steady interest from both buyers and renters. Whether you plan to live here or hold a rental, we will walk through recent sales, HOA rules on leasing and the full property tax picture. Kingwood has been part of the City of Houston since 1996, and Harris County homes here carry city, county and Humble ISD taxes, which we lay out line by line. If you are buying here as your first home, we will explain each step, from option periods to appraisal and closing, in plain language.
