About Forest Cove

Living in Forest Cove

Forest Cove is older than Kingwood. The neighborhood sits just south of the Kingwood villages near the San Jacinto River, and its median home was built around 1970, before Friendswood Development and King Ranch opened Kingwood’s first village in 1971. What draws people here is land. Community Impact reported a median lot of roughly 43,000 square feet, close to an acre, so many homes sit well back from the street under heavy tree cover. Streets here feel more like a quiet country lane than a planned subdivision, which is exactly why some buyers fall for it.

The neighborhood counts about 410 single family homes, with a median size of about 2,600 square feet and an average of four bedrooms. Because homes were built over several decades and many are custom, no two streets look quite the same. HAR also tracks townhome and country club sections within the Forest Cove name, so tell us whether you want acreage, a smaller footprint or something in between. Forest Cove is close to the Kingwood trail system and to Deerbrook Mall and US 59. For anyone who wants a workshop, a garden or simply distance from neighbors, Forest Cove offers lot sizes that are hard to find this close to Kingwood’s shopping and schools. Wooded acreage like this is rare inside the City of Houston, and it gives buyers room for outbuildings, gardens or simply peace and quiet.

Forest Cove is zoned to Humble ISD, and Community Impact lists Foster Elementary, Kingwood Middle School and Kingwood Park High School for the neighborhood. Confirm the current zoning for each address. With the San Jacinto River nearby, elevation and drainage vary from lot to lot. As with every home we represent near water, we review the flood zone and the seller’s disclosures with you before you make an offer. Some properties sit higher than others, so a survey and elevation review are smart steps on any purchase here.

Living in Forest Cove still puts you close to everything Kingwood offers. The community Friendswood Development and King Ranch began in 1971 has grown to roughly 14,000 acres with more than 75 miles of greenbelt trails, and Kingwood Town Center, Kings Harbor and the Lake Houston boat ramps are all a short drive. The City of Houston annexed Kingwood in 1996, and we explain how city services and taxes apply to the specific Forest Cove property you are considering. We also confirm utility service, any easements and the boundaries shown on the survey, which is especially important on acreage lots.

Many Forest Cove buyers are moving up from a smaller Kingwood home, and many Forest Cove sellers are moving closer to family or into something easier to maintain. When both sides happen at once, timing is everything, and we help you plan the sale and the purchase together so you are not caught in between.

Older custom homes on big lots reward a careful buyer. We look at septic or sewer service, foundation history, tree health and access, and we compare only against true Forest Cove sales. If you are selling here, a large wooded lot is a real asset, and we know how to present it. Ask us for a pricing review of your Forest Cove property before you list. Call Elev8 Properties at 832-445-8934. For sellers, highlighting lot size, privacy and access to the river and trails helps a buyer see the full value.
