About Atascocita South

Living in Atascocita South

Atascocita South is one of the larger single family communities in Atascocita. Its community improvement association reports 1,489 lots across six sections, every one of them built out, and HAR records put the median build year at 1992. That size gives buyers a wide range of floor plans and price points within one neighborhood, and it keeps a steady flow of homes coming to market.

The community’s amenities are centered at the association facilities on Lonesome Woods Trail. There you will find a swimming pool, community pavilions, tennis courts, volleyball courts, a basketball court, play structures and a park, all within the neighborhood. Homes typically sit on lots of about 6,600 square feet, with a median size of roughly 2,000 square feet, so many are comfortable three and four bedroom family homes.

Atascocita South is also part of the Atascocita and Lake Houston Area Security Agreement, a group of eleven communities that contracts with Harris County for additional Precinct 4 constable patrols. The association is overseen by a five member volunteer board, with Goodwin & Company handling daily operations, and annual assessments help cover services like security and trash collection.

The neighborhood is in Humble ISD, and we always confirm the zoned schools for a specific address. Nearby, Atascocita Park, Oaks of Atascocita Park and Eagle Springs offer more outdoor options, and the shops along FM 1960 and West Lake Houston Parkway make errands easy. Atascocita Park on Lake Houston Parkway, a 20 acre Harris County park opened in 2020, adds a boardwalk, a pond and a dog park, and Lake Houston itself is close by for boating and fishing. The Atascocita Branch Library and the Lone Star College Atascocita Center round out the nearby options.

For buyers, the size of Atascocita South is an advantage. With nearly 1,500 homes, there is usually a choice of one and two story plans, different lot positions and a range of updates. Many homes date from the late 1980s and 1990s, so we compare roof age, windows, HVAC and kitchen updates side by side so you can see real value, not just list price. Many sellers here are also buying, often staying in Atascocita, and we coordinate both transactions so you can move once and move confidently.

Because Atascocita South is so large, pricing a home here takes a close look at the specific section, lot and updates. If you are thinking about selling, Stacy Sherman can show you what your Atascocita South home could sell for and help you plan the timing around your next purchase.
