About Bender's Landing
Living in Bender's Landing
Bender’s Landing is a single family community in Spring, in south Montgomery County and the 77386 ZIP code, set on wooded land a few minutes from Interstate 45 and the Hardy Toll Road. Its main road, Benders Landing Boulevard, threads through neighborhoods where homes sit back among the trees, and The Woodlands is a short drive west. For buyers who want room to breathe without giving up a reasonable commute, it is one of the more distinctive options on the north side. Benders Landing sits close to the Grand Parkway as well, which makes trips to Kingwood, Humble and the airport straightforward.
The community is really a family of neighborhoods. Bender’s Landing itself has a little over 700 homesites, many of them in the one to two acre range. Next door, Bender’s Landing Estates offers large wooded and waterfront homesites, and its Castle Court section has lots of an acre or more behind a private gated entrance. That mix of acreage, water views and custom construction is why Bender’s Landing draws buyers shopping for a luxury home in the Spring area, and why homes here tend to be larger than in typical suburban subdivisions. Buyers who want land often ask whether they will give up community amenities to get it. In Benders Landing, the answer is no: the lots are large, but the clubhouse, lakes and trails still give the neighborhood a social center.
Residents share an amenity package built around the outdoors. Published descriptions list a clubhouse with a swimming pool and splash pad, a fitness center, a banquet room, tennis and basketball courts, baseball and soccer fields, playgrounds, a lighted pavilion and paved trails, including a lighted path around the lake. The lakes are stocked for fishing, and the Estates section is known for four large lakes suited to canoeing and paddle boats. As with any home near water, we review the flood zone and seller disclosures for every property before you write an offer, so you can buy with clear eyes. Families often tell us the clubhouse and lakes become the center of their social life, from summer swim days to evening walks around the water after work.
Public schools are part of Conroe ISD. Community Impact has reported Broadway Elementary, Cox Intermediate and York Junior High among the campuses serving the area, but boundaries shift as the district grows, so we confirm assignments for every address. Community descriptions have also noted quality deed restrictions, which help protect the look and feel of the neighborhood over time. We review the restrictions and any association rules with you before you buy, particularly if you plan to add a pool, shop or guest house.
Acreage homes are not priced like tract homes, and a good valuation weighs the lot, the trees, the water and the finish of the house. If you own here, ask us what your Bender's Landing home is worth before you set a list price. Buyers can scan the current listings below and call Stacy Sherman at 832-445-8934 to walk the lots in person. Many of our sellers in acreage communities are moving within the same area, and we coordinate both sides so you are not rushed out of one home before the next is ready.
