About Afton Oaks
Living in Afton Oaks
Afton Oaks is a quiet, deed restricted pocket inside the 610 Loop, tucked between some of Houston’s busiest destinations without feeling busy itself. The neighborhood is framed by Westheimer Road on the north, the Union Pacific rail line on the east, the Southwest Freeway on the south and the West Loop on the west. Kettering Drive, Newcastle Drive, Richmond Avenue and West Alabama Street carry residents through, and the Galleria, Highland Village, River Oaks District and Greenway Plaza are all a short drive away.
The land was once farm and ranch property owned by the O’Meara and Stahlman families. Homebuilding began in 1951 and continued in stages through the rest of the decade, which is why so many of the original homes are single story ranch designs on generous lots, typically about 8,000 to 10,000 square feet. Roughly 525 homes make up the neighborhood. Many originals have been thoughtfully updated, and since the 1980s two story brick and stucco homes have joined them. Today the mix includes renovated mid century ranches alongside newer, architecturally distinctive custom residences, which makes Afton Oaks a natural fit for buyers looking at the luxury end of the Inner Loop.
The Afton Oaks Civic Club, chartered in 1955, does a lot of the work that keeps the neighborhood feeling the way it does. It maintains common areas, contracts for Harris County Constable patrol, enforces the deed restrictions, including rules on tree preservation and replacement, and keeps neighbors informed through newsletters and its website. That attention to the tree canopy is a big part of the street level charm buyers notice on their first drive through.
Buying here often comes down to a choice between an original home you can update over time and a newer build that is ready on day one. Both can be smart moves. With older ranches we look closely at inspections, roof and foundation reports and the history of any additions, and with newer homes we review builder warranties and permits. Either way, we help you understand what you are buying so there are no surprises after closing.
Afton Oaks is in Houston ISD, and we confirm current school assignments for any home you are considering. Nearby private options include Episcopal High School, St. John’s School and St. Thomas High School. Day to day, residents enjoy easy access to long running Richmond Avenue restaurants and the Adele B. Looscan Neighborhood Library.
For owners, Afton Oaks presents an interesting pricing question, since an original ranch on a large lot and a newer custom home can appeal to very different buyers. Stacy can help you understand what your Afton Oaks home is worth and whether it will draw renovators, builders or move in ready buyers. If you are buying here and also need to sell, we can coordinate both sides so you are not juggling two agents or two timelines.
